REZONING REQUEST: 708 Kirkwood Ave SE

CABBAGETOWN’S SPECIAL ZONING

Cabbagetown is governed by Chapter 20A of Atlanta’s Zoning Code (Cabbagetown Landmark District), which means:
Density, use, and form are largely fixed by ordinance. We have general regulations and five subarea definitions. Most development proceeds via:

  • Certificates of Appropriateness (CoAs)

    • Urban Design Commission review

    • Historic Preservation Studio Staff approval

  • Building Permits

  • Office of Zoning & Development review

Rezoning is typically unnecessary. However, Cabbagetown's guidelines are doing their best of mixing past and future, which can result in inconsistencies, requiring rezoning or variances.
